Finding the right real estate agent can be the difference between a happy, stress-free home buying or selling experience, or an unhappy, stressful experience. Working with a team is always better than working with an individual, as you'll always have someone working to sell your home, or find you another one.

TO MY BUYERS:

My name is Chris Dudley.  I am a full-time realtor.  I work 80+ hours a week with Buyers and Sellers and LOVE it!  My clients like working with me, and refer me out to friends and family, because I am NOT like most other realtors, who just open the door and point out the "beautiful kitchen, and open floorplan."  My goal is to find everything that is BAD about the house - to include any water issues, structural cracks, mold, lead-paint, & damages - but also to look for potential upgrades, or costs of needing to upgrade the roof, HVAC, Water Heater, Siding, etc.  **I AM NOT A HOME INSPECTOR** - so I won't find everything, but I will hopefully teach you as a buyer to look at a house not just as a place to live, but as an investment with both enjoyment and maintenance.

What is that worth to you?  I am paid when you BUY a house- sometimes that takes 2 years - going out and seeing 6-8 houses every weekend.  I'm basically working for FREE until you close.  So- before 2024, the seller usually paid the buyer commission.  Since March 2024, after the NAR litigation suit, that commission may now be paid by YOU, the buyer.

Is having someone looking out for your best interests important to you? I will strongly encourage you to stay away from a house with substantial issues- if you do it alone to save money, will you really be saving money, or paying more in potential costs down the line.

When you sign your buyer broker agreement to work with me - I will ask the seller to help off-set the closing costs of hiring me as a buyer agent, but if they do not pay the buyer agent commission, am I worth it for YOU to hire me?  I think so - and my past clients think so too.  I encourage you to look at my Google Reviews and see how each client VALUES the fact that I ultimately save them from losing $$$ in potential repair costs.
